Semi-Custom Floor Plans

Building a custom from the ground up isn’t for everyone. It’s full of design decisions, timelines, budgetary frustrations, and many more new challenges that most people don’t have experience with.

So, maybe a semi-custom is the route for you! We have a handful of plans that we have built before. So we know how to build them and know about what they cost (*barring market conditions). These can be basement homes or single level, and they can be mirrored/flipped to fit your lot! It’s a great option if you feel like you would rather just be given a floor plan and budget so you can control the finishes like paint color, countertops, flooring, and others to still make it uniquely yours.

  • Great question! A custom home starts from scratch. We meet, then get with an architect to draft up plans, then bid out that house. Since we have never built that exact home before (hence the term, custom), it’s hard to project exactly what it will cost until we put together an estimate. Also, it can be overwhelming for many people as the process is about 6 months before we can even break ground. A semi-custom home starts by choosing one of our floor plans. We know what it cost to build last time it was built, and it takes away a lot of the involvement of the owner until we get to finishes. You (owner) will be choosing the exterior materials and interior finishes like flooring, cabinet color, paint, door styles, and more. This allows the process to be less involved with the owner in the day-to-day decision making.

  • Some people like the the more simple option. When you can see a few different floor plans and the price tag on each, it’s a little easier. In a time when Pinterest photos make it easy to accidentally pick the most expensive option for every aspect of the build, the semi-custom takes away some of the costly items by choosing a design that’s already completed.
